Land on Jan Smuts Avenue  between Rosebank and Dunkeld

There is an explosion of land being redeveloped along Jan Smuts Avenue for the purposes of offices.  In fact, on the stretch between our offices in Parkwood, just on the edge of Rosebank, and Dunkeld Shopping Centre, there must be at least 10 properties that are currently for sale.  One or two buildings have been completed and another two or three sites have been cleared for development.  It will certainly add to the traffic on Jan Smuts Avenue, but there can be no doubt that this is a primary road, it is a major node between the city and the north, and it is understandable that so many businesses want to position themselves on this road.  In many respects it is also quite a lot smarter and more desirable than the road that runs parallel to it for some distance, namely Oxford Road.

It would be interesting to see whether rates and taxes including water and lights accounts will go up and if property values will increase as well. All I know is that traffic is hell on Jan Smuts and will probably get worse

I have to say I am not suprised why the area has become so popular, its incredibly central. I also absolutely love the area, its well maintained and has the most beautiful trees, who wouldn't want to work/live in the area (apart from the area been quite expensive). Most of my friends know De Broglio Inc because of its location (as we often go out in Greenside/Parkhurst) and not actually because of the advertising, which I think its quite interesting.

There have been numerous times when I tell people that I work for de Broglio Inc where their response has been "Oh, on Jan Smuts there? I've driven past it a few times".

There are numerous reasons why it is a smart location: It is close to the Gautrain, it it quite central, it is a busy road thus as long as the business has a clear sign that is visible from the road, people automatically recognise the name. I am sure it is also easier for clients, suppliers and other businesses to find the business.

I also think that Jan Smuts Avenue is great location for a business. It is always busy abd allot of traffic, which is a good thing.

I believe Jan Smuts has been always busy road, now with so many new developments and renovations and schools and crèches - this avenue become a busy centre. Only one problem here, no space to park the car and roads are so narrow which creates lots of traffic. Will be so great to have underground trains like in Europe - Metro - You buy the ticket for the month and drive as much as you want. The Gautrain is a start but I really hope very soon will be more stations developed and the train will be able to stop in each centre were will be only walking distance to school or work. If you manage one day to visit Moscow or Kiev you will understand the luxury of good transport system in the place.

Jan Smuts Avenue is a great place for a business to be, however the traffic is ridiculous. It really is becoming a mini Sandton City around here

I think it will not even take longer than a month, and all 10 properties will be sold. Anyone can open a business in Jan Smuts Avenue. The question is how many will survive here? I agree its good publicity etc. But it takes a person with determination to be successful in a environment like this.

No matter what time of the day it is or night - Jan Smuts is always busy so business will always be booming. Besides places being on sale for businesses, I also noticed that another set of 75 apartments called The Apex on Smuts are being put up on Jan Smuts Avenue on 21 November. It really is a busy road not to forget to mention the taxi's main road - so traffic will not be dying any time soon. Area's such as Rosebank and Parkwood is soon becoming a mini city on its own!

Being situated on Jan Smuts is extremely convenient and you're so central to town and Rosebank, Sandton etc. I must admit though that is can be a nightmare when traffic is bad. Anyone looking to buy some property that will give you returns, should have a look on Jan Smuts Avenue.

Jan smuts avenue is located in a very good area, and the traffic are always increasing, I have to mention that the roads had a lot less traffic in Johannesburg this Easter weekend.

It is no doubt prime property with small areas of land going for R2.5 million. To be honest, I am surprised that a town house complex went up in the area recently. I cannot imagine anything worse than living on such a busy road with the constant flow of traffic and noise.

Jan Smuts being such a prime road, I cannot help but notice the intersection traveling down Bolton Rd then turning left into Jan Smuts the amount of people sleeping on the streets.
