There was no doubt, once the Gautrain station was built, that Rosebank would certainly become more popular. It is amazing to see how many apartment blocks are going up in the area, and Rosebank is going to look dramatically different in 10 years’ time from now. I suppose that is true of most areas – Randburg looks dramatically different than it did 10 years ago – but not in a positive way. I was surprised though to see some of the prices of the units that are on sale in Rosebank with a development called The Tyrwhitt having units ranging from R1,9 million to R17 million and another development called The Vantage with units initially sold at R30 000,00 per square metre and now selling at R35 000,00 per square metre. Another development called Park Central which will be on the corner of Baker Street in Rosebank is going to have a penthouse for R16 million and the most basic units are going to be R1,75 million. They claim that R7 billion has been spent on the development of new office buildings and the refurbishment of the mall in Rosebank and another 100,000 square metres of office space is expected to become available in the next 5 years. Most of the high-end residential units are being sold off plan now, and are expected to be finished in 2017. That is a lot of development for a small area and it is no wonder that many attorneys choose this central location, between town and Sandton, for their offices and no doubt we will see more attorneys moving into the area.

With prices like these they are definitely limiting the target market! Crazy prices that I would certainly not spend on an apartment!

It sounds like Upper east side :) I think you'd have to be a trust fund baby to live like that... Most people would rather own a house for that price! I have always loved Rosebank area though.

I think another indicator of the area going up was the building of the hotel opposite Rosebank SAPS. However, it's trendiness didn't last long. I hope they vacuum, scrub and disinfect the pavements and streets in the area so that people can actually live there. I always thought how nice it would be to live in one of those flats by the mall. They are old but big, but sadly everything is so run down. I am glad they are putting money into cleaning up the area as it is perfectly located, right by Parkhurst, Zoo lake, the Zoo, Sandton and good hospitals. But it needs a Lot of work and a lot of the residents are very low income so these amazing apartments will be living right next to bed sheets for curtains. No doubt 90% of the buyers will be investment buyers renting the apartments to corporates

I am sure they will look stunning whilst they are done, but personally it does not make sense to buy an apartment. I would prefer to buy land with a house on it especially if I had R16 mil lying around.

I think Rosebank is looking amazing, the have practically done a complete refurbishment of the area and it really is amazing to watch the change happen. Randburg on the other hand is really not looking good, I was in the area this weekend and just mentioned to Alexis that it is actually sad that it has gone down so much.

It is like an American vibe sort of thing and it is a fantastic idea to bring on this development. It is however so expensive to afford because it is the same price plan as Manhattan New York.
